Brooksville is the county seat and the country side of the county: rolling pasture, oak hammocks, horse farms and river-front estates on the Withlacoochee. It's the Florida people don't expect — actual hills on the Brooksville Ridge, a brick-street historic downtown, and room to breathe.
The Withlacoochee River loops around the area's rural stretches, and its frontage comes in every flavor — high banks under oaks, long multi-acre estates with private landings, and quiet lake pockets. It's a blackwater river best enjoyed by kayak, jon boat and from a porch. River-front land sits in the floodplain, so elevation, survey and flood zone are the three numbers I check first on any Withlacoochee parcel.
This is acreage country: five, ten and forty-acre parcels with fenced pasture, barns, arenas and room for horses, gardens and outbuildings — all fifteen to twenty minutes from a genuinely charming historic downtown with a farmers market, independent restaurants and the Hernando Heritage Museum. The Withlacoochee State Forest and Croom riding and biking trails sit at the edge of town.
